One of the most common questions homeowners ask before putting their house on the market is, “Should I fix things before I sell, or should I just sell the house as-is?”
For most sellers, the best answer is somewhere in the middle.
You usually do not need to completely renovate your kitchen, replace every floor, or spend tens of thousands of dollars updating your home before listing it. Instead, I generally recommend concentrating on three things: repairing items that are broken, addressing obvious maintenance issues that could become concerns during a home inspection, and thoroughly cleaning and preparing the home so buyers see it at its best.
The goal is not to make your house perfect. The goal is to remove unnecessary distractions and give buyers confidence that the home has been cared for.
Focus on Repairs, Not Renovations
There is an important difference between repairing a home and renovating a home.
A repair corrects something that is broken or not ...

Getting your home ready to sell does not mean you need to completely renovate it or spend a large amount of money before putting it on the market.
In many cases, the best results come from taking care of the basics: decluttering, addressing obvious maintenance issues, improving curb appeal, gathering important information, preparing the home for photography, and making sure it is easy for buyers to see.
The goal is simple: present the home in its best possible condition while avoiding unnecessary spending.
Here are seven things I recommend Metro Detroit homeowners do before listing their home for sale.
1.Declutter and Simplify the Home
One of the easiest and most affordable ways to improve how a home shows is to remove excess belongings.
Buyers want to see the house, not everything inside it.
Start by going room by room and removing items you do not regularly use. This may include extra furniture, boxes, countertop applianc ...

How to Sell Your Home for Top Dollar in Metro Detroit
Every seller wants the same thing — the highest possible price, in the shortest amount of time, with the least amount of stress. The good news is that getting top dollar isn't luck. It's preparation, strategy, and execution.
After years of helping homeowners sell across Oakland, Macomb, and Wayne counties, here's exactly what separates the homes that sell fast and above asking from the ones that sit on the market and eventually drop their price.
1. Price It Right From Day One
Nothing kills a sale faster than overpricing. When a home hits the market too high, buyers pass on it, days on market accumulate, and the listing goes stale. Then you're forced to reduce the price — and buyers immediately wonder what's wrong with it.
The right price isn't the highest number that sounds good. It's the number that attracts the most qualified buyers in the first two weeks, which is when your listing gets the most attention and ...

What Nobody Tells You About Buying Your First Home in Metro Detroit
Buying your first home is one of the biggest decisions you'll ever make — and honestly, it can feel overwhelming. There's a lot of information out there, and not all of it is accurate. After helping hundreds of buyers in Oakland, Macomb, and Wayne counties, I've seen the same surprises trip people up over and over again.
So here's what I actually tell my clients before we start the process.
1. Get Pre-Approved Before You Fall in Love With a House
This is the step most first-time buyers skip — and it always costs them. In today's Metro Detroit market, good homes move fast. If you find the right place and you're not already pre-approved, someone else is walking away with it while you're still filling out paperwork.
A pre-approval letter tells you exactly how much home you can afford, what your monthly payment looks like, and shows sellers that you're a serious buyer. It takes about 30–4 ...
